Following probate this apartment on Putney Hill was offered to us on an off market basis. The property has a short lease, required a substantial program of modernisation and was uninhabitable in its current condition. Our advice to the seller was that the property was unlikely to be suitable collateral for a buyer requiring a mortgage and we subsequently made a cash offer with the promise of a fast exchange. Our offer was rejected and the seller went to market. A year later after a handful of buyers had pulled out due to being unable to secure a mortgage on the property we were approach by the sellers agent and agreed the sale.
