Merry Christmas

2021 has been a busy year for Spring Developments.  Suitable acquisitions have been hard to find, the market has been racing and many opportunities we have reviewed have simply not stacked up. Despite this we have secured a number of excellent opportunities which have been acquired unconditionally with our fastest exchange of 2021 taking place in only 24 hours. We have also continued to grow our portfolio of subject to planning opportunities secured via option agreement. Working directly with property and land owners to explore otherwise unrealised planning potential in return for uplift in the current market value creates a win win for both parties. We have completed a handful of refurbishment projects and works started in October on our 6 flat conversion project in Sutton with another 3 flat project starting in the new year. Our last planning application of 2021 was submitted today and we anticipate submitting planning on at least 2 sites by the end of January and we will continue to actively seek out suitable opportunities during 2022.

Our search for property is constant we have immediate requirements for residential & commercial buildings suitable for conversion or redevelopment. We also actively acquire properties that require refurbishment many of which are derelict, have structural issues, or are being sold through probate. If you have a property or piece of land that you feel would be suitable for development we would be keen to have a conversation with you.

We are pleased with progress at our site in the London Borough of Sutton where the substructure has now been completed and the detached bungalow is starting to take shape. This project has been constructed using SIPs, fabricated off site and assembled onsite over the past 4 weeks. This method of construction provides excellent over all thermal performance with low U values, reduced thermal bridging and excellent air tightness. In addition the property will have air source heat pumps, PV and a Bauder green roof all designed to make the property ultra energy efficient. We are currently working with our Kitchen and bathroom designers and have been working with our architects to improve some of the landscaping design. This detached 2 bedroom bungalow is expected to be completed in December 2024.
