Buyers want gardens

As a Surrey property development company we are often involved in the development of large properties on substantial plots where it is much easier to provide a reasonable portion of private outside space to each of our newly developed flats and houses. Living in lockdown has made everyone realise the importance of outside space, whether its access to a patio, terrace, balcony, private garden or a good piece of well designed shared communal garden being able to get outside is important. Flats and apartments without any outside space are certainly not getting as much interest from prospective buyers and likely to be of less interest and hold lower values in years to come.


When designing our new schemes, many of which have been flat conversions and new build apartments we have paid very little attention to the division of the garden space, often providing oversized gardens to the ground floor properties with smaller spaces allocated to the remaining apartments. The development pictured is an example of this, and although the communal space is substantial it could have been divided up in a more efficient way to allow private space to all flats and the ground floor flats could have managed with slightly smaller gardens.


Moving forward we are making a concerted effort to review how our external spaces are designed and especially how much private space will be allocated. Admittedly this is often harder in London Boroughs but it's made us think more about what we do and how best to design our spaces.


Our search for suitable development sites in ongoing. We are looking for residential and commercial properties to convert across Surrey and South London. We are also looking to acquire large properties & bungalows on wide plots or corner plots for our bespoke new developments and are looking to make contact with homeowners who along with their neighbouring homeowners would be interested in disposing of parts of unused rear gardens for small housing development on a subject to planning basis.

Our 6 flats in Sutton are now complete and all let. On this and every project we develop we invest a huge portion of our time researching the best products so that we can provide a bespoke development with a finish that is of an outstanding quality and built to last. Going back to brick and starting again is the norm for us so with exception for the buildings shell everything is brand new from the ground up. Our latest project in Twickenham is now officially under construction! Over the next 6 months we will be restoring this beautiful period building which dates back to 1905 to its former glory whilst converting it to 3 spacious luxury apartments. Having already restored and converted the building next door we are excited to be working on this project with the same contractors KWP Build By Design. The property is situated within a few hundred yards of Twickenham Station and early interest is anticipated so if this is an area you are considering purchasing in then please do not hesitate to get in touch to receive additional information about this property. Our approach to property acquisition is to seek out properties and buildings that have reach a point where they are no longer habitable and are in a derelict or totally unmodernised condition. We are cash buyers so in most cases can proceed with the purchase in a matter of only a few days.
