As we enter 2019 we look forward to releasing some exciting new developments this year. Since our launch in 2016 Spring Developments have established a strong brand image and solid reputation for delivering a wide range of quality bespoke projects ranging from house and flat refurbishments to flat conversions and new build schemes. Over the past few years we have worked closely with home owners, agents and architects to acquire, plan and develop a selection of fantastic projects, mostly targeted at the first time buyer market which will continue to be our goal for 2019 to provide high quality affordable accommodation within commutable areas.
As we enter into 2019 we look forward to finalising our new build project in Melville Avenue Croydon, a derelict care home we acquired in 2016 which is now an attractive new build block (pictured) offering a selection of high specification 1 & 2 bedroom apartments situated within only a few minutes walk from Lloyd Park Tram. We will be launching these apartments in the Spring with London Help To Buy through our agents Countrywide New Homes.
In February we commence build of our three flat conversion in Twickenham. The location of these flats are sure to be of interest to commuters & rugby fans being only 1 minutes walk from the station and very close to Twickenham Station. We expect to launch these apartments in Q+447974379727, although we may consider off plan sales in Q2. We have also have a derelict house undergoing substantial enlargement, remodelling and refurbishment on the South Coast which is due for completion in the Spring. A property in Putney that we will be remodelling and refurbishing and two other sites in planning. We also exchanged contracts on a new site in Sutton in December that we hope to have through planning and under construction before the end of the year.
London boroughs of Sutton & Croydon continue to be areas where we are keen to acquire new development sites, we are also very active in Surrey and the surrounding areas. Despite our fast expansion we continue to purchase on a cash basis, providing a discreet personal service with the ability to exchange quickly. We are particularly keen to speak directly with homeowners who have sites they feel may offer some potential for redevelopment with a view to appraising and securing them on a subject to planning basis. We are also happy to buy un-conditionally and if speed is important we can normally exchange contracts within a few days. In 2018 we purchased a number of derelict houses through probate from executors who wanted a hassle free quick turnaround. Along side our new developments we will continue to seek these properties 2019. Refurbishment of this 3 bedroom period home in Peckham SE15 is now complete and this stunning period property is now available for sale. The property had not been refurbished or properly maintained since the 1970's and has been given a new lease of life. Following a successful planning application to rebuild a dilapidated side bay window, alter some openings and make some cosmetic changes and upgrades our main contractors embarked on this thoughtfully planned refurbishment project. We are pleased with progress at our site in the London Borough of Sutton where the substructure has now been completed and the detached bungalow is starting to take shape. This project has been constructed using SIPs, fabricated off site and assembled onsite over the past 4 weeks. This method of construction provides excellent over all thermal performance with low U values, reduced thermal bridging and excellent air tightness. In addition the property will have air source heat pumps, PV and a Bauder green roof all designed to make the property ultra energy efficient. We are currently working with our Kitchen and bathroom designers and have been working with our architects to improve some of the landscaping design. This detached 2 bedroom bungalow is expected to be completed in December 2024.
